Construction of the Yards Žižkov Project Has Begun

CRESCO REAL ESTATE and WOOD & Company have launched the construction of the Yards Žižkov residential project on the site of the former Žižkov Freight Railway Station (Nákladové nádraží Žižkov). Developed in two phases, the project will deliver more than 1,100 apartments and create a brand-new, fully functional urban district in the wider center of Prague.

Initial Construction Work Already Underway

During April, the demolition of the above-ground floors of the former hostel was completed. Currently, the removal of milled asphalt and demolition waste is underway. At the same time, excavation work on the construction pit for Building B continues. In the coming weeks, the demolition of the former hostel’s basement level will proceed, followed by excavation work for Buildings C and D.

The Yards Žižkov project will gradually transform the former freight station area into a modern urban neighborhood featuring housing, public spaces, civic amenities, and greenery. The project will include local services, a kindergarten, new public areas, and transport infrastructure, including a new tram line. This line will provide a connection from the new Malešická and Nad Kapličkou stops to the center of Prague in approximately 15 minutes.

Phase One Will Offer Over 500 Apartments

The first phase of the project will offer approximately 520 apartments ranging from 1+kk (studio) to 5+kk (four-bedroom) layouts, with floor areas from 20 to 158 m². Most apartments will feature a balcony, terrace, or private front garden. Parking spaces and storage units are available for purchase with selected apartments.

Architecture Designed for Žižkov

The urban and architectural concept was designed by the QARTA Architektura studio, which possesses extensive, long-term experience in revitalizing Prague’s brownfields.

The project design draws inspiration from the character of the surrounding buildings and the urban structure of the locality. Emphasis is placed on a timeless architectural expression, high-quality public space, greenery, and an active ground floor with shops and services. The design will also feature a publicly accessible promenade along the planned tram line and an adjacent public square.
