The financing of an apartment purchase usually takes place in several steps:

Reservation fee
Upon reserving an apartment, a reservation fee of CZK 100,000 is required.
Signing of the Future Purchase Agreement (FPPA)
After signing this agreement, a deposit of at least 15% of the total purchase price is required.
Final Payment of the Purchase Price
The remaining balance of the purchase price is paid either from the buyer’s own funds or through a mortgage loan after the project’s completion approval.

The developer is required to request proof of income in accordance with the obligations set out in Act No. 253/2008 Coll. (the AML Act).

The objectives are:
– to verify the origin of funds,
– to assess the buyer’s ability to meet their financial obligations,
– to prevent the misuse of real estate transactions for money laundering or the financing of terrorism.

Providing proof of income is a standard, legally mandated step that protects both the developer and the buyer. All data is processed confidentially and in full compliance with applicable legal regulations.

In such a case, several solutions can be considered:
– A combination of a mortgage and a loan from a building society.
– Temporary financing in the form of a bridge loan.
– Involving a guarantor or using an additional property as collateral.

The reservation fee is always governed by the reservation agreement and is non-refundable. If the client arranges a mortgage through the developer’s mortgage broker and the loan is not approved despite a financing offer having been presented prior to signing the reservation agreement, 50% of the reservation fee will be refunded to the client.
