Cresco Real Estate and Wood & Co. present Yard Žižkov: A new residential district featuring more than 1 100 apartments, amenities, a kindergarten, and public spaces.

The development group CRESCO REAL ESTATE has unveiled a new residential project, Yards Žižkov, to be built within the redevelopment area of the former Žižkov Freight Yard. The project is being delivered in partnership with co-investor WOOD & Company and forms part of the ongoing transformation of one of Prague’s largest brownfield sites. More than 1,100 apartments will be developed in two phases, complemented by civic amenities, public spaces, and greenery. Construction of the first phase, comprising approximately 520 apartments, is scheduled to commence in the first quarter of this year, with the first residents expected to move in 2028.

The Yards Žižkov residential district will offer a wide range of apartment layouts from studios (1+kk) to five-room units (5+kk), ranging in size from 20 to 158 sqm, designed for individuals, couples, and families alike. All apartments will feature a balcony, terrace, or private front garden, extending the living space and strengthening the connection between interior and exterior. The design places emphasis on efficient use of space, abundant natural light, and premium specifications that meet contemporary standards for modern urban living. Apartment standards will include underfloor heating, triple-glazed insulated windows, external shading, and air conditioning in every unit. Energy-efficient technologies will also form part of the concept, contributing to long-term residential quality and environmentally responsible building operations.

The name Yards Žižkov refers both to the site’s railway history and the former Žižkov Freight Yard, as well as to the internal courtyards — or „yards” — that will form the natural heart of each phase of the new residential neighborhood.

A Fully-Fledged Urban District with High-Quality Public Space

Yards Žižkov is conceived as a complete urban district that will seamlessly integrate with the surrounding development and urban structure of Prague 3. Public spaces, courtyards, and greenery play a key role in fostering community life and enhancing overall quality of living.

The project will feature an active ground floor with local shops and services, a publicly accessible green promenade, a new square, and pleasant enclosed courtyards. The development also includes a five-class kindergarten with a capacity of 125 children, as well as investment in the expansion of a primary school in the Jarov area.

As part of the project acquisition, CRESCO REAL ESTATE and WOOD & Company assumed obligations arising from contribution agreements with the Prague 3 municipal district totaling CZK 167 million. These commitments include the construction of the kindergarten, upgrades to public spaces, development of a bus stop, related road infrastructure, and additional public infrastructure elements.

Transport Connectivity and the 15-Minute City Principle

The project is located in an area with excellent transport accessibility. A new tram line with a dedicated stop is planned in the immediate vicinity of the emerging district, ensuring fast connections to the city center. At the same time, strong emphasis is placed on pedestrian permeability and the availability of services within walking distance.

The area’s development is being carried out in close cooperation with the leadership of Prague 3.

„Yards Žižkov is one of the first projects within this brownfield area to move into construction. For us as a municipal district, it has been essential to ensure that alongside the construction of thousands of new apartments, adequate public amenities are delivered — including kindergartens, primary schools, healthcare and social services, parks, and public transport — and that investors contribute to this development. I am therefore pleased that Cresco has taken over these agreed commitments from Finep, will build a new five-class kindergarten for Prague 3, and will also contribute to further development of the area,” says Pavel Dobeš, Deputy Mayor of Prague 3.

„It is also crucial for this and other residential projects at the Žižkov Freight Yard that construction of the new tram line — running through the entire area and increasing local public transport capacity — is scheduled to begin in the middle of this year,” he adds.

Architecture and Urban Planning

The urban and architectural concept of Yards Žižkov is being developed in cooperation with QARTA Architektura, a studio with extensive experience in brownfield revitalization projects in Prague. The design builds upon the architectural concept acquired as part of the transaction and has been further refined in line with CRESCO REAL ESTATE’s standards and long-term approach to residential development.

The architecture emphasizes respect for the character of Žižkov, careful work with scale, and a timeless expression. Particular attention is given to detailing, the interplay of light, and the natural integration of the new development into the surrounding urban fabric.

„The design follows the urban concept of the Žižkov Freight Yard with strong emphasis on the site’s industrial heritage. The generous ground-floor and square design, together with permeability throughout the area, enables a natural connection to the emerging urban district. The architectural detailing draws inspiration from the site’s history, reinterpreted in a contemporary expression,” says Jiří Řezák, project architect and founder of QARTA Architektura.
